ITP and AJD reduction in Comunitat Valenciana from June 2026

Starting from 1 June 2026, important tax reductions will come into effect in the Comunitat Valenciana for property purchases. The changes affect both the ITP (transfer tax) for resale properties and the general AJD (stamp duty) rate.

These measures are expected to reduce acquisition costs for many buyers purchasing property on the Costa Blanca and throughout the Comunitat Valenciana.

ITP reduced from 10% to 9%

From 1st of June 2026, the general ITP rate applicable to resale properties, transfers of real estate and the constitution or transfer of certain real rights over property will decrease from 10% to 9%.

This reduction applies to most standard property purchases in the Comunitat Valenciana. However, properties valued above €1.000.000 will continue to be taxed at 11%.

For example, on a €300.000 resale property, the ITP payable will decrease from €30.000 to €27.000, resulting in a saving of €3.000 for the buyer.

AJD reduced from 1,5% to 1,4%

The general AJD (Actos Jurídicos Documentados) rate will also decrease from 1,5% to 1,4%. This reduction applies to the standard AJD category ("resto de supuestos").

Certain special AJD rates remain unchanged, including 2% for mortgage deeds and for transactions involving a waiver of VAT exemption ("renuncia a la exención del IVA"). Also the 0,1% for specific protected situations such as certain primary residences remain unchanged.
